Additional Services

 

Insurance

We work in partnership with a trusted broker to find you the most suitable building and property owner’s liability insurance. 

Once the right insurer for you is identified, we support you with instruction, claims handling and renewals. We can also handle any claims from start to finish. 

Taylor & Martin receives no commission on insurance policies. 

Payments & Accounts

We manage every aspect of client accounts to ensure that all quarterly invoices are a true and accurate representation of all work undertaken within your property. Invoices include items such as general maintenance, large-scale works, insurance and our management fee. We do not take a commission on any works undertaken. 

Due to invoices being rendered in quarterly arrears, Taylor & Martin may hold a floating fund from all homeowners, which will be used to pay contractors for any work rendered within the property. This fund is maintained by the settlement of invoices and will be refunded to the homeowner upon the sale of the property.

Payments can be made by online bank transfer, cheque, cash, monthly standing orders, debit/credit card by phoning our office or via your MY T&M online account

Your T&M account allows you to make payments and see copies of all invoices, statements and transaction activity to ensure complete transparency.

The My Taylor & Martin Portal

Our online portal gives you everything you need at your fingertips. Using My Taylor & Martin, clients can access all invoices, statements and transactions, as well as all updates and documents relating to the common parts of your property.  It’s also the place to make secure online payments.

How do I change property factors?

Switching to a new property factor is easier than you think. We have a very comprehensive switching process broken down on our page for customers who want to change their factoring service providers.

What should I do if I'm unhappy with my factoring service?

Clients can make a complaint in writing about their current property factor if they are not happy with the factoring services provided. The written complaint should explain the problem and suggest how it can be resolved.

Once this process is complete and the complaint is not resolved, the next step is to apply to the First-tier Tribunal for Scotland (Housing and Property Chamber).

Who pays for property factor costs?

Building owners usually pay management costs or fees to the property factor. This annual fee covers the cost of services provided for the common property. The fee is typically split among other owners as per the title deed or tenement management scheme requirements. The title deeds or tenement management scheme agreement may indicate the share that each of the owners is obligated to pay.

Additionally, the owners involved may also be asked to make additional payments for cyclical maintenance or repairs.

Those who own buildings or developments can find a professional property manager by searching the Scottish Property Factor Register. As per the Property Factors (Scotland) Act 2011, each factor must be registered on this platform.
