Factoring & Property Management Company

Taylor & Martin is a residential property factor company operating across Scotland. We provide bespoke factoring and property management services for traditional tenements, new-build developments, listed buildings, luxury apartments, retirement housing and converted properties throughout Glasgow, Edinburgh, Dundee, Fife, Inverness and beyond.

As registered (PF000493) property factor with over 12 years of experience, we manage and maintain a variety of properties and developments. Property factors manage and maintain the common parts of land or property owned by more than one homeowner, such as stairways, hallways, and lifts in tenement flats. At Taylor & Martin, we manage the shared aspects of common areas by coordinating repairs, overseeing contractors, and supporting homeowners with proactive, transparent property management services tailored to each development.

The services described on this page are offered as part of Taylor & Martin’s wider property factoring service, not as standalone services.

Types of Properties We Manage

Property factors must be registered and adhere to a code of conduct that sets minimum standards for service delivery and outlines how to make complaints. Taylor & Martin is a registered Scottish property factor (PF000493) and manage thousands of properties across a wide range of residential developments throughout Scotland.

Traditional Tenements

Historically popular across areas of Edinburgh and Glasgow, traditional tenement flats have been a staple of our property portfolio from the start.

Defined in Section 26 of the Tenement (Scotland) Act 2004, a tenement is: “Two or more related but separate flats divided from each other horizontally.” Property management is essential for maintaining property value while generating income, especially in the context of rising property values and demand for rental services. It is estimated that approximately 40% of all Scottish housing is defined as a tenement.

While these tenements have undeniable charm, they present unique challenges for those tasked with maintaining them.

Common issues associated with tenement buildings make repairs more difficult and expensive, including:

  1. Stonework decay
  2. Regular maintenance
  3. Other age-related challenges

At Taylor & Martin, we welcome these challenges, favouring a proactive management approach to maintenance. We conduct regular check-ins to ensure swift action with any issues.

New Build Developments

We work with some of Scotland’s biggest property developers, such as:

  • Barratt Homes
  • CALA
  • Persimmon
  • Westpoint Homes
  • Kelvin Properties

By working proactively with these developers, we’re brought in early, ensuring that we add value from the start. We stay involved throughout the project, supporting both the developer and client. We can meet new owners during the onboarding process and often attend launch events and sales open days.

Our scope of management varies by development type. These can range from high-volume housing sites and grounds-only contracts to flatted developments.

For instance:

  • In housing developments, we manage the shared common areas, such as landscaping and play areas. This is also known as a grounds maintenance contract.
  • For apartment blocks, we facilitate common buildings insurance and the management of communal areas such as hallways and landings, lift maintenance and landscaping around the building.

The same developers regularly appoint Taylor & Martin for their new projects, a testament to our positive working relationships.

Listed Buildings

Managing listed buildings requires a delicate balance of preservation, maintenance and repair. Many of the oldest properties we manage are classed as listed buildings. Our property management specialists are well-versed in the regulatory requirements and conservation techniques needed to maintain these historic treasures.

At Taylor and Martin, we provide a bespoke management service tailored to each property’s unique character. Our approach respects original features and the modern elements often integrated into these properties, while also complying with building regulations and safety standards.

We place a strong focus on collaborating with contractors who have the specialist skills and conservation experience required for listed buildings.

Converted Properties

Converted properties not only offer unique living spaces but also act to preserve traditional architecture and design. At Taylor & Martin, we are proud to manage many converted properties across Scotland. Many of the properties in our portfolio are converted schools and churches that have been lovingly restored from disused, neglected sites to beautiful homes in thriving communities.

Our management of these properties is often thanks to our great relationships with developers carrying out the renovations. We also work with property owners who come to us through word of mouth and industry referrals.

Our service for managing converted properties can vary depending on the extent of restoration involved. But our commitment and professionalism towards homeowners and the specific needs of their properties remain the same.

High End, Luxury Properties

We pride ourselves on offering a truly bespoke service. Many of these luxury properties and developments will have a concierge service, which we also manage and represent Taylor & Martin on-site.

That is why we are often approached by homeowners of high-end, luxury properties seeking property management services which match the quality and value of their investment.

These types of properties range from converted townhouses to luxury penthouses in the most affluent areas of Scotland. Most notably, 25 Park Circus was the first property we began managing and still manage after 11 years.

Homeowners turn to us for our personal, proactive approach, knowing their home is in safe hands.

Retirement & Sheltered Housing

Often mistaken for nursing homes, retirement homes and sheltered housing are designed to provide a community and support for independent living.

While there are shared facilities and often communal areas to socialise, residents’ homes are totally private and self-contained. Residents often share amenities such as gardens, laundry facilities and communal social areas.

The type of properties within retirement and sheltered housing developments ranges from individual houses, such as bungalows, to apartments in a development.

At Taylor & Martin, we enjoy the day-to-day management of retirement and sheltered housing developments, as well as the relationships we build with the residents in these communities. We often attend residents’ social events and organise regular charity events with them.

FAQs

What is property factoring in Scotland?

Property factors oversee and maintain the shared areas of land or property owned by multiple homeowners, including stairways, hallways and lifts within tenement flats.

In accordance with the Property Factors (Scotland) Act 2011, property factors must be registered and must follow a code of conduct that outlines minimum standards for service delivery. This includes procedures for handling complaints.

Homeowners may be obligated to use the services of a property factor where this is specified within the property’s title deeds or agreed upon with other homeowners.

In line with this legislation, Taylor & Martin are registered property factor managers (PF000493).

What is the difference between factoring and property management services?

While some responsibilities may overlap, property factoring primarily involves managing and maintaining the shared areas of residential buildings on behalf of homeowners.

Property management is a broader term, with three types in the UK: residential and commercial property management. Residential property managers oversee residential properties, focusing on tasks like repairs and tenant support. Commercial property management focuses on the needs of business premises and commercial tenants. Holiday property management, including Airbnb management, typically involves short-term rental services such as guest communication, bookings, and property upkeep between stays.

How does good communication improve property factoring services?

Effective communication is essential in property management factoring as it helps to build trust and transparency between property managers and clients. It ensures that all parties are informed and satisfied with the services provided.

Clear communication in property management can significantly reduce misunderstandings and conflicts, leading to smoother operations and better tenant satisfaction .

Do you manage rental properties?

No. Taylor & Martin is not a letting agent, and we do not manage individual rental properties, tenant lettings, or collect rent for landlords. We specialise in property factoring services for shared developments and communal residential properties across Scotland.

Our property management services focus on maintaining common parts of a building, coordinating repairs, planning preventive maintenance, providing financial reporting, and proactively communicating with homeowners and residents.

How do I switch property factors in Scotland?

Switching property factors in Scotland is often more straightforward than homeowners expect. The process typically involves reviewing your current agreement, gaining homeowner support and formally appointing a new property factor.

At Taylor & Martin, our management team guides homeowners through the transition with clear communication and ongoing support to ensure a smooth handover.
